A customer in Windham, NH recently complained about the high costs to heat her home. After a visit to the home we were able to deduce that a significant amount of her home’s heat was being lost through a poorly insulated attic. Proper insulation can go a long way to ensuring that the heat stays in the home where you want it, making it more energy-efficient and saving you money.

Repair or Replace?

A lot of customers ask what is better to Repair or Replace. There is also a lot of discussion within the industry about which is better.

If you talk to an old timer, they always repair because they (we) take it as an insult that they could not fix it.

If you talk to the supply houses, they always replace because that is what they do, sell equipment.

As a rule, most residential Furnaces last an average of 15-20 years; Air Conditioners 10-15 years, Water Heaters 10 years, and Boilers 15-20 years.

If comfort and efficiency were not a factor, it would simply be a math problem.

Cost to repair might be $500.00 and the cost to replace $5000.00; this is 10% so maybe the repair is a good investment. If the repair is $1000.00, now it 20% of the replacement cost and so on.

5. Do you want to pay for a new system for the future owners of your home?

In summary, there is no perfect way to determine when a functioning system will fail, but with proper planning, upgrading to modern, efficient, reliable, and comfortable Heating and Cooling System will add value to your home, lower your heating and cooling bills, and allow you piece of mind that it is not going to fail at the worst possible time.

Brand of Equipment and Warranty

When looking at buying a new Heating or Cooling System, there are a lot of criteria to consider.
There are different “tiers” of equipment. All have pros and cons. Mostly you are trading price for quality. Whatever brand or model you choose, it is important to have a good warranty behind it. There are two types of warranties: a manufacturer’s warranty and the installation contractor’s warranty. The manufacturer’s warranty guarantees the product, the installation contractor covers everything else. Most manufactures requires the contractor to be some type of “certified installing contractor” in order to honor parts warranty. Some manufactures require the system to be registered to extend the parts warranty.

This is where it is important to hire a professional HVAC Contactor who has a relationship with a manufacture, has a service department, and has parts in stock.

Some of the lesser brands are sold from full line wholesalers that deal with so many brands and product that no one knows the “parts” side.
